Maintenance

Each apartment is professionally cleaned before and is sparkled again before your move in date! The office staff and maintenance diligently completes two walk inspections to check for anything that may need attention.

No! You are able to give written permission for our staff to enter your apartment in order to perform maintenance work orders.

Yes. Our maintenance is on-site 5 days a week and is on call for emergencies 7 days a week!

There are many ways to submit a maintenance ticket! Your resident portal has a spot to put a maintenance ticket on virtually. You may also call the office, if you are unable to complete the online request form.

If you are locked out during business hours, you may come to the office with a photo ID to retrieve an extra key to get back into your apartment. We do not assist during after hours lockouts.

If there is maintenance emergency, please call the emergency maintenance line at 256.384.6590 and select 3 for maintenance emergency.

Yes! We offer parking, first come first serve, or you may rent a garage unit for an additional cost monthly.

Our community comes fully equipped with a luxury resort style saltwater pool! Our pool area has outdoor showers and bathrooms for your use. We have propane grills located on the pool deck with outdoor dining areas provided. Our state of the art fitness center is open 24/7 for your convenience. Our fitness center proudly boasts True Fitness and Echelon equipment, to include Echelon row and Echelon touch demand mirror in our yoga studio. In addition to this, we also have a community center that is exclusively available for reservation at no additional cost to our residents! This community room is attached to a game room, offering skee ball and multicade games.Our property has a fenced in bark park, as well as a paw wash station to assist our residents in living with their furry friends!

Yes! We allow 2 pets maximum for an additonal charge monthly. Breed restrictions may apply.

Each apartment home is furnished with a washer/dryer, stainless steel microwave, stove, and dishwasher.

No. At this time, we do not offer any fully furnished apartment homes.

The bark park, paw wash station, and fitness center are available for your use 24/7. The pool opens at sunrise and closes at sunset. The community room is open from 9am until 6pm. Events may be scheduled until 10pm.

Admin

While the time can vary, we except most applications to be complete within 24-48 hours of submitting an application.

You may pay your rent in full via your resident portal. You may use a credit or debit card or link your bank account for this payment process. Additional fees may apply to use card.

Yes. We require proof of renter's insurance in order to move in. We require $100,000.00 minimum in liability coverage. Waterleaf at Cold Springs must also be listed as the interested party.

Xfinity is hardwired into your unit already. We have a community representative with Xfinity who can assist you with selecting your desired package and set up!

While we never want to see our residents leave us, we understand that sometimes life happens. You may break your lease early, however, you will be responsible for giving us a 60 day notice, as well as a lease break fee equivalent to 2 months of rent. This lease termination fee is due at the time of submitting your notice to vacate. Any concessions given to you at the start of your lease term must be repaid. This cost and any other fees are due prior to vacating the property.

You may request set up of utilities with Huntsville Utilities! They have an online portal, and can also assist you via phone or in person.

You will be responsible for a $3.00 charge monthly for pest control. There is also a monthly $25.00 charge for valet trash collection.

The application fees are nonrefundable, however, if your application is denied, the admin fee will be refunded to the original form of payment.

Rent is due on the 1st of every month. If rent has not been paid on or before the 5th day of the month, a 10% late fee will be applied to your account.

There is a $50.00 nonrefundable application fee for each adult resident applying for occupancy in the apartment home.

Location

Route 7 through the Huntsville Orbit Bus System is the closest public transportation to the community. You can find more information by visiting www.HuntsvilleALTransit.gov.

We are located in the Huntsville City Schools district. We are zoned for Chapman Elementary and Middle School and zoned for Lee High School.

We are located 8 miles away from Parkway Place Mall and are a short drive to Winchester road where you will find plenty of dining, Walmart, Kroger, Aldi, etc.
